Did you know that an Executor cannot simply hand the keys to real estate over to a beneficiary under the Will without first transmitting the property to themselves as Personal Representative of the deceased's estate? In order to transfer the title to land to a beneficiary or to a third party purchaser, an Executor (under a Will) or Administrator (where there is no Will) must first transmit title to the land into their own name as Personal Representative of the deceased's estate. After that, the Executor or Administrator is free to sell the land or transfer the land to the estate beneficiaries. An Application for Transmission of Land is the required form to submit to the Alberta Land Titles Office. At Next Step Executor Services we can assist you in preparing, completing and guide you on submitting the Application for Transmission of Land.

Cancellation Policy

Next Step Executor Services has a 24 hour cancellation/rescheduling policy. If you miss your appointment, cancel or change your appointment (with the exception of changing from an in person meeting to an online or telephone meeting) with less than 24 hours notice, you will be charged a $125.00 cancellation fee. This policy is out of respect for our Certified Executor Advisors and our clients. Cancellations with less than 24 hour notice are difficult to fill. By giving last minute notice, or no notice at all, you prevent someone else from being able to meet with us. As most appointments require full payment or a deposit to be paid at the time of booking, if you cancel without giving us 24 hours minimum notice, we will refund the balance of the deposit less the $125.00 cancellation fee and a $5.00 processing fee.
